Getting clients in real estate is quite hard nowadays. One, There’s an influx of competition coming in.
People are slowly getting in the real estate game. Not only licensed agents but also newly graduates.
The market is flooded with tons of people wanting to take a dip of the whole real estate pie.
I can still remember back in the day when mom’s friend used to sell real estate when we were kids. She is making tons of cash. In the millions and the good part is she doesn’t have any competition.
What she would do was to post advertisements in Newspapers and just get leads right away. I talked to her recently and asked her about it… Her answer:
“Carlo, my Ads are not doing well. No one is calling me anymore. I think there’s too much competition”
That’s when I told her that she is quite right with her observation. Competition is stiff nowadays but…
It’s not a reason to stop. I told her:
“But why is it that some of my friends are making really good money. I also told her that there are people online that are making tons just by online marketing, branding, SEO, etc.”
She told me:
“Maybe they are lucky. I don’t believe that people will buy online. I think it’s all for entertainment”
Anyway, to cut the long story short. I showed her some of our ads for Mainline Power and how it generated sales online and she is slowly becoming interested…
So, you might want to ask: “Is it really possible to get clients for real estate online?”
If yes, then “What is the best way to get clients in real estate using online methods?”
Before I start giving away some of our amazing tips… Please be mindful that the tips below will only work if you put time and effort in it…
And… if you invest in it. Trial and error is still a big part of the whole game but…
These techniques can be used to help you find profitable clients to your business
1. Build a WELL OPTIMIZED Website
I made WELL OPTIMIZED all caps since not all websites are created equal. There are shitty websites and there are websites that are designed just to be beautiful…
Mind you… Not all websites that are beautiful converts into sales… Having a beautiful website is important but if you don’t use proper techniques to get clients to become customers then you wouldn’t be able to convert them
To give you an example:
Here’s a website by the Altman brothers
The site gives you an idea of the property that they are selling right away. It’s not shitty. The pictures are professionally done and you know that they are serious.
On the tabs above, you will see who they are and their services.
It’s optimized for their audience to give them a good feel of the site and to actually trust them.
If you will check below, the Altman brothers also wrote their own book. This gives them more authority and will allow customers to trust them more.
Another thing: They put pictures of themselves as well. Why? This creates more trust to your customers!
2. They Have a Facebook Page
A few years back, one of our businesses is struggling. We don’t have any clients back then and people think that our product is quite expensive..
It was depressing… Until, our team decided to read books regarding social media and Facebook Pages that we tapped it’s potential..
We managed to build customers around it and started to see an increase of sales.. 3x our monthly revenues..
So how is this even possible?
Facebook has 1 Billion ++ users online and 50 Million Users in the Philippines alone.
It’s important that you know these numbers since most of your potential buyers are using it!
But how do you actually get to tap them using Facebook?
Well First, you have to create a page. Create a nice profile picture in your page and a cover photo just like the one below:
If you don’t know how to create nice graphics for your page, I suggest that you can go to canva.com. Create an account for free then create graphics there. It’s so easy!
Afterward, create different types of content around your expertise. You can give advice to potential customers on how to buy real estate in your area.
You can also, take videos of the house that you are selling. There are tons of ways to do this.
But… you need to build content right away!
Because people will not trust a page without any content in it. How would they know who you are, right?
Plus you need to have your own website before doing this because people will normally take a look at it to see if you are the real deal.
Once you have your page up and your content up. Now is the time that you share your facebook page to your friends…
Put it on your Business Card, share to your friends.. Or Advertise your page online.. Which leads us to number 3…
3. Advertise yourself online
I mentioned about my mom’s friend earlier, right? I told you that she advertised in the newspaper so she got tons of customers that way.. But now it’s not as effective.
Why? Cause people are slowly preoccupied with other forms of media… Facebook, Instagram, Netflix, Youtube, etc.
People has all types of media in their hands and it’s harder to catch their attention.
I am not saying that newspapers are not effective.. it‘s still effective.. But.. it’s harder now since not a lot of people are reading newspapers nowdays… So where are the people now?
Simple. Online Media such as Facebook.
Facebook is becoming one of the most popular choices nowadays.. Since everyone is using it as their news source, their entertainments and communications tool.
Your mom, your house helpers, your driver, your assistant. EVERYONE IS USING IT!
That is why it is best to try things out in facebook and invest time and money in the platform. It’s not going to be easy mind you. But it is worth a shot.
Here’s a simple Facebook Ad below and see how effective it is:
As you can see, the ad above got 209 comments asking us about our product. We got them as leads, asked their contact info and called them.
Also, the ad got 117 shares meaning we reached a lot of people with this ad making us pretty popular around our industry.
